Why are Change Orders necessary?

Change Orders or Extras are extremely difficult to prevent when taking on a Remodel/Addition project. Change Orders are additional charges for work performed that is not included in the Contractor’s Proposal, credit for work not required but included in the Contractor’s Proposal, or the cost of additional work requested by the Owner. It is impossible to know what the existing conditions of a home are until the area to be Remodeled is opened up and inspected. Having an itemized proposal from the Contractor and Subcontractors will help identify the work they plan to perform and control the cost of the Change Orders.

During the construction work the Contractor and Subcontractors “should” contact the homeowner as soon as a problem arises and get approval to perform the extra work before proceeding. The Contractor needs to verify that the extra work is not include in the Contract and must provide a cost for the extra work prior to getting the homeowners approval.
