Once the Contractor and Subcontractors have picked up their tools and loaded their trucks you still have more to do before the Remodeling/Addition project is completed. You need to Close Out the project prior to finalizing the bank loan and moving in.
The projects Close Out requires the the Contractor and Subcontractors to complete their work and make the repairs (Punch List) to their work to your approval. All equipment and product Warranties and Guarantees must be given to the homeowner. The homeowner needs to be instructed on the operation and maintenance of any equipment, products, and systems included in the project. The Contractor and Subcontractors need to provide the homeowner with Lien Waivers which should be investigated to verify that all the material and labor costs have been paid. The Close Out process can take as short as few weeks or as long as couple of months but needs to be completed prior to making final payments and closing the bank loan.
