Whether you research a building site on your own or through a realtor, it is critical that you know what you’re buying and how it affects your house plans. Check out the site utilities that are available, who provides the utilities, and where they’re located relative to your lot. What about soil conditions for your lot specifically and the area in general?
If you’re building in an established neighborhood or development, what are the covenants and regulations that are required and are they being enforced? Is there a homeowners association, what is the cost, and what’s included in the bylaws? What type of house will be allowed to build next to yours and will they be of equal value?
You need to determine the type of lot required for your house. Does your house design require a flat lot or does it need a sharp drop in the rear elevation to accommodate a walk-out basement. Does your house need to fit in with the natural landscape and elevations of a rustic area or are you planning on creating your own landscaping design?
