Estimates and Contracts

Receiving Estimates or Proposals from the Contractor and Subcontractors for the work that they are going to perform is absolutely essential. Each of the Estimates or Proposals should give an itemized list of the work to be performed, any products provided, any allowances, and any exclusions specific to their work. The itemization should also include a description of any work required to be performed by the contractor or other subcontractors in order for them to perform their work.

All of the Contractor and Subcontractor estimates along with any drawings representing the work to be performed need to be part of the Construction Documents. Once all of the costs for the Remodeling/Addition are accounted for, the Construction Documents then become a part of the Contract for the project.

The Contract should summarize the work to be performed, the cost for the work, and the responsibilities of the homeowner, the contractor, and the subcontractor. The best way to accomplish this is to use standard industry documents similar to AIA or AGC Contracts as they are the industry standard and have been tested in court.
