The contractors have cleaned up the job site, removed their tools and excess materials and you’re ready to move into your new home. Now you’re ready to finalize everything with the Bank, the Realtor (if one is involved), and the Title Company.
What most homeowners don’t know is they need to have a formal project Close Out. This process needs to be completed before you ever finalize the mortgage with your bank. Close Out requires the Contractor and Subcontractors to repair and complete their work (Punch List) upon your final inspection and to your satisfaction. Close Out should also include providing the homeowner with signed Lien Waivers from ALL of the Contractors and Subcontractors. You should receive all of the warranty and guarantee information associated with your new home. The Contractor and Subcontractors should provide you with instructions on the operation of appliances, equipment, and systems in your new house.
Close Out is where all of the headaches of building a new house materialize and get resolved. Problems with workmanship, quality of products, and issues with Change Orders come to the fore front. Close Out of a new house can be accomplished in as little as few weeks or in some cases as long as a couple of months.
